RIVERTON — The Planning Commission will hold a public hearing at 6:30 p.m. on Thursday, Nov. 12, in the Riverton City Municipal Building at 12830 South Redwood Road, on nine applications 12.

**The park rezone**

The ninth item is the city's own: PLZ-26-4007, a rezone of properties at 1469, 1457 and 1435 West 12600 South, about 1.73 acres including the roadway, from RR-22 to P/OS, Parks and Open Space 1. No development is proposed as part of the action; the notice describes it as "only a change to the zoning of the property" 1. The notice does not state a reason for the change or what the three parcels currently hold 1.

The addresses sit on the same stretch of 12600 South as Riverton City Park, which the city lists at 1452 West 12600 South 3. Parcels along that frontage have been rezoned one at a time: on June 2, 2026 the City Council adopted Ordinance 26-10, moving 1.47 acres at about 1393 West 12600 South from RR-22 to C-G/PO-OV, commercial gateway with a pedestrian-oriented overlay, on the application of Scott Yermish of Newman Construction 4.

**The short-term rental**

Item 2 is PLZ-26-2053, an application from Kerry and Tamra Day for a conditional use permit to operate a short-term rental from a residence at 1061 West Windchime Circle 1. The notice gives no further description of the request 1.

**A home occupation and a plat amendment**

Item 1 is PLZ-26-2052, an application from Anthony Estes for a conditional use home occupation permit for an audiovisual design, sales and installation business at 12321 South 2240 West 1. Riverton's planning FAQ describes the conditional use home occupation as the route for a business that neighbours can see — one with an employee, customers or students coming to the home — and says it requires a separate application and may require a hearing before the commission 5.

Item 3 is the Anderson Amend Plat, PLZ-26-1001, an application from Jeffrey Anderson to amend and extend Lot 65 of the Deer Mountain Estates Phase 7 subdivision at 13784 South 4170 West 1.

**Three storage sites, one filer**

Items 4, 5 and 6 are site plan amendments at three Extra Space Storage facilities, each to install solar panels, all filed by George Timson: No. 2269 at 4425 West 12600 South, No. 2270 at 5183 West 13400 South, and No. 2273 at 13658 South Redwood Road 1. They are PLZ-26-8009, PLZ-26-8008 and PLZ-26-8010 respectively 1.

**Two neighbours in the gateway zone**

Items 7 and 8 are final commercial site plans on adjacent parcels in the C-G, Gateway Commercial, zone: Gold Cross Ambulance on 0.12 acres at 3008 West 12600 South, filed by Mike Orfanakis, and Smith Insurance on 0.13 acres at 3006 West 12600 South, filed by Gorm Klungervik 1. They carry the numbers PLZ-26-8022 and PLZ-26-8021 1.

**How to be heard, and what follows**

Comments go to planning@rivertonutah.gov or to 801-208-3149 before 5 p.m. on the day of the hearing, and the city says comments submitted by then will be relayed to the commission 1. A staff report will be posted on the city's website before the meeting, and audio and video will be broadcast live 1.

On the rezone, the commission's role is a recommendation: the city's ordinance adopting the June rezone on 12600 South records that the commission received public input and made a recommendation, after which the City Council held its own public hearing before passing the ordinance 4.
