South Jordan planners take up the Autumn Ridge Dental condominium plat Oct. 13
South Jordan's Planning Commission takes up one item Tuesday night: a preliminary condominium plat for the two-unit dental building now going up on Shields Lane.
Automated reporting, from the sources cited below. How this paper is made.
The South Jordan Planning Commission will hold an administrative public hearing on Tuesday, Oct. 13, at 6:30 p.m. in the City Council Chambers at 1600 W. Towne Center Drive on the Autumn Ridge Dental Condominium preliminary subdivision, file PLPP202600181, addressed to 1326 W Shields Ln 12.
The applicant is Shea Bess. The property owner of record is SPECTRUM, LLC 3. The condominium plat is the only substantive item on the agenda; the legislative public hearings section of the agenda lists no items 1.
The staff report describes a 0.90-acre parcel in the Professional Office (P-O) zone, designated Economic Center in the general plan and recorded as part of the 9800 South Church Subdivision 3. Its current land use is a dental office building. It is bordered by R-2.5 zoning to the north, R-1.8 to the east, and R-3 to the south and west 3.
Planning staff recommend approval. The findings state that the application is subject to the Bess Dental Development Agreement, that it complies with all obligations of that agreement, and that the P-O zone sets no density or condominium-size requirement. Staff concluded the application conforms to the minimum requirements of South Jordan Municipal Code §16.08 3.
The plat is the last approval step for a project already under construction. The commission approved the dental office site plan 5-0 on Feb. 24, 2026, under file PLSPR202500195; the minutes for that meeting record the address as 9828 S Temple Drive 4. Construction is under way on a one-storey building with two units, of 2,000 square feet and 3,257 square feet. One unit will be occupied by Autumn Ridge Dental; the city says it does not yet know who will take the second, and that any future occupant and use must comply with the Bess Dental Development Agreement 3.
Two points drew questions when the site plan was approved. On parking, the plan provides six more spaces than the 27 the code requires, and the assistant city engineer told the commission that Shields Lane, a marked bike route, has no shoulder where cars could legally park 4. On the northern property line, the applicant must build a masonry wall: the development agreement allowed landscaping in its place only if the adjacent gas company agreed, and it did not 4.
The building department told staff that depending on the future occupants, additional fire protection may be required on both sides of the shared wall between the two office condominiums 3.
A complete application was submitted Aug. 28, 2026 and revised twice, with review by planning, engineering, building and fire staff 3. Written comments are due to city planner Greg Schindler by 12 p.m. on Oct. 13 to be included in the record, and the notice says public comment is taken in person or in writing 2.
